Sellers should rethink 'off' season San Antonio Express

Although the traditional winter “down” season for homes on the market is fast approaching, people looking to sell during the upcoming holidays should not assume potential homebuyers aren't still out there looking, real estate agents say.

Many sales still close, especially in the relatively hot San Antonio-area market “where buyers are always looking for the bargain, and sellers are looking for that ideal buyer and where often just a little bit of cosmetic touch-up can make the difference in getting that house sold,” said economist Jim Gaines , who monitors home sales statewide.

Whether it is minor, making sure the caulking on the tub as well as on all the windows is properly done, or major, spending on the new air conditioning unit or landscaping to increase curb appeal, “those are the kinds of things that really push up the resale value and the kinds of investments that really pay off,” said Floresville home builder and remodeler Kenneth C. Leonhardt Jr.

Hot Tub sales really lucrative or pie in the sky ?

anyone out there ever sold hot tubs for a living ? Is 60K per year an attainable number or is it just a pie in the sky gig ? Saw an ad for this type of job and I'm guessing your base is like 20K and good luck on selling 40K worth of tubs....or is this for real ? anyone have any experience here ?

We sold two major brands of tubs that are in the top ten. I paid my sales people $10 an hour, they also made 5% of all sales above 5k, 2.5% from $2500-$5000. In an average week each person would sell one pool table with accessories avg. $4500. (making $112.50) and three Hot Tubs averaging $8600 (making $430 per sale for a total of $1290). We were not greedy when it came to our mark ups therefore we sold more tubs in the long run making more money then our competition. I had a very sharp english speaking Japanese born lady that went after the building market and she made slightly over 110k in one year. The question if the dealer is good/flexible and has good products.

My answer to your question is this...how many people do you personally know who own hot tubs? Not many Huh? A good car salesman usually doesn't make 60K a year. I sold cars for a good long time (Mazda, Hyundai, Toyota, Volvo &BMW). You are lucky when you can sell 3 cars in one week and get more than a $200 commission per vehicle.

A good sales person writes their own number! 60k is possible just not probable if you do not do your homework. I know a guy that had a part-time sales position and he targeted the wrong audience (glamour-young-party) and didn't make much. He did some homework, changed his target audience and his angle and that was when he was able to convert a part-time job into a full-blown hot tub only business... he marketed hot tubs as theraputic treatments and his market target is buying it up! He goes for the aches and pains relief angle with medical proof and has an add up at the sports medicine clinic.

Do I want an ozonator for my hot tub?

I am buying a hot tub. All my friends recommend an ozonoator - say it really helps with stabilizing the chemicals. The hot tubs sales stores that we've been to consistently say we really don't need them. Is this a sales technique (tell the customer a truth, so they'll buy the hot tub from you)? Is this just a way to make more money off of the chemicals? Or is this the truth - you really don't need an ozonator. I've heard that the chemical difference is 1 tsp vs. 1/2 tsp w/an ozonator.

Ozonator is much healthier chlorine and bromine are not good for you anyway. Just better than a bacterial infection

Yes

I need hot tub statistics including purchase decisions, usage, demographics and more.?

I'm helping out a local business in Manitoba Canada and need to find out some statistics about hot tub sales, usage and anything else useful. Any info on who's buying, including demographics, incomes, and also what additional products these people have in common will be extremely useful.

what else will I need to get to make my free hot tub work right?

I am thinking of getting a free hot tub. I mean I see them all the time. I see hot tubs for sale for thousands of dollars and I am thinking why not be one of theose people who get something for almost nothing.... but there is always a catch right? So I am thinking before I get one I will find out what else I need, and if its something I can get for cheap or is it gonna cost me an arm and a leg. I mean I know I will need chemicals, but beyond that. If I get just the shell for free, I figure I will need to build a box to hold it, sometimes I see them with it for free though, but a box and a hot tub for free... then what.

Hi...the above guy is correct for the most part. You best bet is to buy a new Balboa VS retrofit spa pack that will come with the electronic controls, a new heater and all the controls with a three year warranty to boot. Next you might need to buy some new pumps that can easily run $325-$450. Labor will run around $65 an hour. Look on the bright side for basically you can $1500 you can get yourself a new hot tub on the inside.

Ask to see them working before you receive them..Alot of people just want someone else to haul thier junk away..The box/shell itself will put you out at least 150.00 in material..then someone to build it..wether it be a friend or someone paid...If you do not see it working then you could get into installing an element for the heat part..another 90.00 for the part..and I have put one in not an easy task..alot of wiring..someone to d0 service that will be at least 150.00....Then if thwe control box itself is bad..expect 3 to 400 dollars..plus someone to put it in...I would just make sure if one was being given away that it worked first..You could run into 1000.00 easily trying to get a free one up and going if not more..

Installing a Hot Tub?

I want to install a hot tub in my backyard. It will be in a private location in my backyard.

How much does a 4-6 person hot tub cost? What does it costs to run and maintain one yearly?

How long, if taken good care of, will my hot tub last (years)?

Does having a hot tub add to your re-sale value?

A hot tub can cost from 3,000 to up to 6,000, to maintain a month is around 20-35.00 more on your electric bill depending on the weather. Hotter will cost much less a month. And buy a cover for it it helps save.

chemicals can run about 5-15.00 a month but can be less if care is used and depends on what other sanitizers you have installed that do not use chemicals ( like ozone, ext...)

A good hot tub should last several years! the only thing that will have trouble would be the pump and heating system if one is installed.

It can last for even longer if the motor goes out just replace it.

so about 300.00 a year minimum.

An electrician will cost you to run wire to it if you get a 220 type ( i recommend a 220) they vary in cost to install a 220 line.

Yes it will add to the resale value of a home, and make it more easy to sell also people love them.

Hot tub desirable in home sale??

My husband and I have a chance to get a really nice hot tub for free. We are selling our home asap and we are putting the final touches on landscape to finish the backyard and are wondering if getting the hot tub would be worth it? Would a potential buyer think a hot tub was desirable? If we get it, it will take a bit of work on our part to fit it into the landscape of the yard so I am just wondering if anyone thinks it would be worth it in the end when our house goes on the market. Thanks for your opinions!! Oh, and just in case you are wondering...it IS a nice hot tub. Clean and hardly used by the previous owners. It wouldn't be like putting a junker in the yard.

If it is free it is a great idea.

so worth it who doesnt want a hot tub

Hot tubs are generally not considered advantageous to marketing. In fact, most people ask that they be removed.

It absolutely depends on the buyer. Some people would find it a great selling point others might think it is just a waste of good space and money to maintain. I would not put one in. better safe than sorry

Not at the minute, they cost a lot to run and are a fashion item.
Unless the area is for upwardly mobile where image is important and your neighbours have boats in their yards, that sort of thing it is likely to make your house harder to sell as those moving in cannot do with the yard what they want until they have got rid of the hot tub.

If hot tubs are so great why are your friends giving you one for free?

Hot tubs are not an advantage, tho most they are an added expense and inconvenience. I would pass it over, and take the time and effort you would spend installing a hot tub and work on the curb appeal of you home, as that is going to do more for you in the long run.

bought hot tub, using it for days, dealer wants it back, saying wrong one delivered, isn't sale final?

purchased tub from local ad in paper, great price, after speaking to gent, he stated it was a research tub with a 90 day warranty, thousand dollars cheaper than same tub with 2 year warranty. I bought the cheaper one. It is running, have been using it, I paid them when they delivered it. Now he calls 4 days after the sale saying I got the wrong tub, but for 500.00 can keep it and get 2 year warranty, otherwise he wants to come and switch tubs. The contract says all sales final. I signed it on the delivery day. What a hassle. Should I pay the extra 500.00? His mistake, if it was one, and I keep the tub? Any thoughts, can I legally keep the tub we have been using?

keep it ,his mistake he can't touch you

possesion is 9 points of the law.

It sounds like 500 dollars worth of hassle to you. I would tell him no and if he doesn't like it, he can sue you in court. You aren't obligated to fix his mistake. He might get the difference in court but I wouldn't let him take it out if it were me.

that is a bait and switch scam he is trying to pull - do not pay him another dime.

Yes. I had a delivery of red stone gravel dumped on my blue stone driveway...I didn't order it. They made the mistake. I kept it because they messed up my driveway & I told them they were tresspassing. Another time a company brought the wrong paving blocks and wanted to give me the cheaper ones, I kept them, there is nothing they can do.It is up to them to deliver properly, not you. This is in NY.

If you signed a contract that said all sales finale, that it is yours, congrats.

I wouldn't even respond to them until/unless they make their claim in writing. I don't think they have a legal leg to stand on.

Yes it is final. Tell him that for $500 payable to you you will accept the different tub otherwise to pack sand.

Hi

We have had a hot tub for 7 years now in our garden and we use every single day. We bought a Catalina which is an American make and I can confirm that the mechanics are very robust we have never had anything go wrong the outer shell is of very hard wearing wood for all weathers - all we have had to do is enjoy and check chemicals and buy a new filter every year.

We always empty every 3 months to keep clean and fresh.

This has been the best purchase we have made.

Oh Catalina might be slightly more expensive but well worth it - should be able to pick up a four seater for around £5k - remember to think about where you will have it as the electrics will have to come from the fuse box.

Enjoy

Will it pay me to remodel the kitchen of my mfg home before I sell?

The rest of the place is nice, and has knotty pine wainscoating, exceptionally nice hot tub room added on, beautiful yard, nice lot. If I spend 5-10 thousand dollars remodeling the cabinets, appliances and floors, what percentage of this investment could I expect ot get back on the sale of the place?

The answer to your question is: Bathrooms and kitchens sell homes! This is always the case. So....if your mobil home is on a permanent foundation you will get 100% - 300% of the amount you spent. Please note that the area of the US you are living in will have a bearing on this. If your house is not on a permanent foundation you will get return on what you spend, however it is not going to be but about 1/2 of what you could have gotten had it been on a perm. foundation. A mobil home, even a double wide, especially in a home park, depreciates just about like a car does. There are a lot of variables such as location, location and apparance. When you take the same mobile home and put it on real property, (land) and a perm. foundation with curb appeal and beautiful appearance you can realize good money from the sale of this property and house. Always remember....property (land) is always there and has value. Houses, mobile homes, double wides etc. are not always and forever but land is. You will need to evaluate your perticular situation and then make your decision as to what you need to spend in order to get it back and just break even. You never want to go in the hole to do anything to your house. Always want to come out even or ahead on the money part of the deal. Good Luck

Inflatable Hot Tubs

Q. Where can I find inflatable hot tubs?

A. There are only a few makers of inflatable hot tubs on the market, and only a handful of retailers carry them. We’ve listed a half dozen below, which we think should be enough for you to decide on a tub and compare prices. (Links open in a new window.)

1. InflatableHotTub.net - Offers 7 different styles of inflatable hot tubs, including Aero Spa, Spa2Go, and MSPA brands. (inflatablehottub.net)

2. Inflatable Hot Tubs at Wayfair - Offers 4 styles of inflatable hot tubs plus other styles of portable hot tubs that are cheaper than traditional tubs. (www.wayfair.com)

3. Inflatable Hot Tubs at eBay - About a dozen styles of new inflatable hot tubs for sale from eBay retailers — last we looked these were not auctions, but instead straight sales of new hot tubs from retailers that use eBay as a sales channel. (www.ebay.com)

4. Inflatable Hot Tubs at Overstock.com - Offers Spa2Go and Aero Spa portable inflatable hot tubs for sale. (www.overstock.com)

5. Palm Springs Inflatable Hot Tub at Golf Outlets USA - Inflatable hot tub holds up to 2 adults and 2 kids. (www.golfoutletsusa.com)

6. Spa2Go Portable Inflatable Hot Tub at Amazon.com -This inflatable hot tub is offered at multiple retailers, but last we checked Amazon had the cheapest price. (www.amazon.com)

7. Swim Time Tsunami Inflatable Hot Tub at Sears - Inflatable hot tub good for back yard, camping, etc. (www.sears.com)

8. Inflatable Hot Tub at SaferWholesale.com - We looked at this site a few times and every time the price of this inflatable hot tub changed, usually for the better, so be sure to give it multiple looks if you are thinking of buying. (www.saferwholesale.com)
